“I’m building homes, not stock,” says developer Matthew Quinton

Sea Point has no shortage of new developments. But this one is going to shift the conversation.

The Sea Point is designed to live in, not rent out, with multiple bedrooms and an actually reasonable number of parking bays. It’s a building that will define the neighbourhood, and how people live on the Atlantic Seaboard, says Matthew Quinton, head of Aquacor Property Developers.

We spoke to him about building homes, not Airbnb stock. You might agree with Matthew’s approach, or not. He welcomes controversy.

Developers talk about units, opportunities, and stock. I talk about homes.

We're not creating investments for someone who's sitting on a computer in Sandton, looking to make a return on a spreadsheet and pump as many people as they can through the unit.

I'm building homes for people who want to be Capetonians and have the budget. The person who actually wants to live and grow old in Sea Point. Like couples who will buy a three-bedroom so their kids and grandkids can visit and stay.

If you want to make a quick rental return in the next year, I'm not the right guy.

There are developers that I could refer you to if you're going to buy something for an Airbnb return. If you're talking about a 10-year-plus horizon, our homes are a better investment.

You pay premium prices because we use the highest quality materials on the market. You’re getting the best plugs, the best wall coverings, the best floor finishes. We do not cut costs. And I'm not going to tell you your building will be ready in 15 months. We take 18 to 24 months to build because we do it properly.

The Sea Point is architecture that’s actually designed to live in.

Many architects approach new developments from the outside in. “This is my style, this is how it will look,” they say, because they are fitting the client into their vision. Aquacor does the opposite. We start from the inside.

We spent two years designing this building and giving each residence a personality, and there’s something special about every single one. A lot of developments will say the units are Type A or Type B. Who wants to live in a Type A, Type B, Type C?

It's contemporary African design with Cape Town at the roots.

As someone who's grown up in Sea Point, I didn’t choose the name lightly. The Sea Point is both inspired by Cape Town, and designed with the city in mind.

When the sun sets in summer, normally it glares in, and you have to close the curtains. The glass balconies are made with a unique UV tint so you can look through the glass and actually watch the sun set.

The stone along the base of the building is Table Mountain sandstone and Malmesbury shale, two types of stone found in the ground under Cape Town. And if you look at the heights and vertical strips of the front wall, you’ll see a geometric reimagining of Table Mountain, Devil’s Peak and Lion’s Head.

With amenities that genuinely make it a joy to live there.

Some developers will offer a higher price to add better finishes. We have one price, and you get the best of everything.

Real oak floors, aircon in every room, granite countertops, and double-glazed windows. One parking bay per bedroom, as it should be. Studios get one parking bay, two bedrooms get two, and so on.

All the appliances are included: Fridge, dishwasher, washer-dryer, kettle, toaster, microwave, and a gas stove. The kilowatt inverter gives you six hours of wifi, lights, aircon, and hot water if there’s loadshedding.

R2 million worth of solar panels generates about 27% of the energy that the development needs, so residents spend less on electricity.

Every apartment in The Sea Point is special, but I particularly love… 

…the two that don’t have sea views. Each has three bedrooms, a 65 square-meter garden, pool, hot tub, and braai area. You’re not going to find a three-bedroom house in Sea Point with three parking bays and the safety of being in a development.  

Secondly, the penthouses are proper penthouses. Other developments will market a penthouse, but it has a pool, restaurant and rooftop bar above it. That’s just a big apartment. 

These penthouses are on a corner. If you stretch your arms as far as you can, and you look at one finger and then the other, you can't see anyone else. Just views.

Buying from us is like buying a Porsche.

When you go to buy a Porsche, you get a beautiful brochure, they make you a cappuccino, and you can come back when you're ready. That's what it's like buying from us.

I don't like the buyer to be under any pressure. I’ll spend three hours driving you around, showing you the site, and taking you to all the special places to hang out at. Even if I have another investor who wants the same unit, I’ll say it's sold if I have a buyer who actually wants a home.

THE SEA POINT: NEW LUXURY DEVELOPMENT

Still remaining are 17 residences – two and three-bedroom apartments; three-bedroom duplexes with a hot tub pod, outside shower and wraparound terrace; garden residences with three bedrooms, a garden and private plunge pool; and three penthouses.

Two-bedroom apartments start from R10.85 million. Construction will begin in August 2026 and end in April 2028. You can see floor plans for each unit and every single finish – down to the exact shower head or robe hook – in The Sea Point sales brochure.
